Bad site poor design... the entire reasl estate profession is bad .. They all think they are gods gift to earth with a simple and yes I said simple """because I have seen and know what it takes to get a licence"""" worth more then a Brain sergants.
The matter of fact is that i person dont NEED any licence to sell real estate. That is just a pure manipulation of your PRIVATE member group organ that try to manipulate the people to say anyone need a licence to sell Real estate. If they Know anything at all after your 2 bit course then they show know enough to keep their fat mouth shut when its' needed. They are greedy with little or no service skills what so ever.
I but on an average 2 properties a year and refuse to deal with agents. However I do use my lawyer that is way cheaper and is EDUCATED.
You sound very educated and knowledgeable about real estate. If they are making money and staying in business there is obviously a need that is being filled. If the market crashes then mabe all the realtors that you are talking about that have done you wrong will not be able to sustain themselves and have to get an hourly job???
There are alot of very educated realtors, and the course is only minimum requirements. I Doubt you or your lawyer veiws over 200 homes a month and writes over 10-20 offers a month, to have an accurate grasp on market conditions and other factors that would give you a stronger understanding on the true value of what you are buying (as you buy 2 places per year) I think you would benefit greatly from using a realtor, just pick a choose, they're not all greedy, and not all stupid.

wow...you need to work on your spelling and grammar buddy. don't worry about the real estate course...you need to worry about an english course.
True real estate professionals who are passionate about their jobs make a very decent living even in these recessionary times. There is no point knocking painting all real estate professionals with the same brush.
