Lowball offers are much more common in the Vancouver Real Estate Market of today because of falling prices. If you are selling a property in Vancouver you may have or probably will get a lowball offer.
How to avoid a Lowball offer.
DON'T OVERPRICE YOUR PROPERTY!! Price your property according to the market conditions of today not what a similar property sold for 3 months ago or last year. Properly priced listings will have several interested buyers. With a well priced listing the Seller can realistically expect to get a lowballing buyer up to an acceptable price or if the lowballing buyer is not open to negotiation, wait for another better offer from the other interested buyers.
What a Seller should do if they get a lowball offer.
Don't get angry! Get even by giving a counter offer. A lowballing buyer may be bluffing to see if the seller is desperate. The best way for a Seller to call this bluff is to give a counter offer to see if the Buyer will come to a price the Seller finds acceptable. The only way to know is to try!
