Buildings to consider in Kitsilano

Can someone post any info on the Bel Air development and the surrounding community? Or perhaps other suggestions for other buildings I could consider? I am interested in moving to the Kitsilano area. I feel it would be a great place to raise children.

Does any have suggestions on kid-friendly areas of Kitsilano or surroundings?

All of Kits, not just Arbutus Walk is great but expensive (about $150, 000 for a 1 bedroom condo, over $500, 000 for a townhouse, etc.)
close to the beach, lots of kid friendly parks
shopping, restaurants, recreation, parks all within walking distance

I'm getting married soon and children are a definite possiblity. Looking for a good, safe environment to raise kids. Probably can't afford much more than a 2 bdr condo in that area. I like it because there's a park and a school nearby. Something like that in Bel Air is likely to cost @ $350k. Does that sound about right for the area? Are there a lot of bidding wars on real estate in Kits?

however, you can probably pick a 2 br for 350K (or slightly less) if you don't buy something new

plenty available in the Arbutus Walk area near Bel Air in Kits
the problem with these newish buildings is the layout; lots of the smaller ones have wonky layouts!

it's a seller's market so you need to have an offer ready with minimum conditions

and yes there are bidding wars (although not as bad as was during the boom in places like San Francisco (yet!))

my agent is excellent and knows the West Side (including Kits) very well
