The Canadian Real Estate Association reports that sales activity for already-built homes remained flat from June to July despite off-peak sales in prime markets like Vancouver and Toronto. Balance was maintained with above-average activity in places like Kingston, Chilliwack and Calgary and price increases for single-family homes and townhouses. Analysts say first-time homebuyers likely did not contribute to the stabilized margins due to the fact that many are still having difficulty in securing financing. National resale housing activity in Canada remained stable from June to July 2012, according to the latest figures from the Canadian Real Estate Association.

Prices are off their recent peaks in Greater Vancouver and Greater Toronto, but remain above year ago levels in most markets. The number of local housing markets was roughly evenly split between those that saw month on month gains and those that posted monthly declines.
